Trinity's Process

First and foremost is the clear identification of a valid value proposition and net tangible benefit to the financing request.

In the case of purchase money financing, the benefit may be obvious, however in refinance transactions the benefit is not always so clear. Transparency is the trademark of Trinity's processing method and we will ensure you have a working understanding of the home loan process and a clear view of the true costs associated with the lending transaction.

Processing Steps

  1. Complete an online application and you will then be contacted by an Trinity consultant to complete the application details.
  2. We will send you a list of documentation needed to pre-approve your application.
  3. Your loan requst will be processed through our Automated Underwriting System (AUS) for credit approval and then one of Trinity's staff underwriters will review the loan request and issue a pre-approval status.
  4. Initial disclosures including the good faith estimate will be sent to you directly by encrypted email.(We do not accept deposits from our clients; instead we ask that you complete a credit card authorization form for the amount of the appraisal cost. No other funds are collected and the amount charged to your credit card for the appraisal will be credited against the total of your closing costs on your final settlement statement).
  5. Income and asseets are then verified and the property appraisal is ordered. (Appraisers are always 3rd party service providers in the mortgage process and they have only one purpose; to appraise a property for its actual worth at the time of the appraisal).
  6. Once underwriting has reviewed your verified information including the appraisal we will obtain final loan approval and the file will be given a status of Clear to Close.
  7. Loan documents are then drawn and sent to the escrow officer who will retain a bonded notary service to arrange document signing.
  8. Once signing is completed, the escrow will be scheduled for closing.
